Erik and Ed saw an opportunity to invest in their single-family rental property by upgrading their underutilized garage into a new studio ADU. The father and son duo envisioned renting out the unit to a tenant: providing housing to a new neighbor while helping Erik achieve greater long-term financial stability. 

After initially taking on project management for this ADU themselves, several unexpected complications  cropped up. Fortunately, Revival Homes provided Erik and Ed with the guidance and resources needed to get the project across the finish line. 

Tackling Permitting Head-On

Like many homeowners taking on their first ADU project, Erik and Ed quickly realized just how complex and challenging the design and permitting process actually is. They started and partially completed designs, early stages of construction, and inspections, but the city required more extensive upgrades to bring their existing garage up to code.  

Erik and Ed aren’t alone in finding permitting to be an expensive, time-consuming headache: the National Association of Home Builders found that regulatory costs account for nearly a quarter of the total cost of building a new single-family home. Without expert support, even experienced homeowners can experience cost overruns and delays simply due to the permitting process. Erik and Ed were about to abandon the project when they reached out to Revival Homes.

The Final Product 

The finished 484 square foot studio reflects the work put into it. A full kitchenette with modern cabinetry offers everything needed for daily cooking. The bathroom, surprisingly spacious for a small footprint, features natural light, quality fixtures, and finishes that could be mistaken for a day spa. 

Wide windows throughout the space let in plenty of sunlight, making the unit feel open and airy despite its compact size. Erik and Ed’s vision came together and the family now enjoys the investment of their time and energy.
